Asking prices

What sellers request. Widely available, easily inflated, and not proof of what anybody paid.

Negotiated prices

The price agreed between parties — closer to reality, but not necessarily the completed price.

Verified transactions

A completed transaction confirmed against evidence. The strongest class, and the rarest.

Estimated values

A professional or model estimate. Useful context, never evidence of a sale.

Historical data

Observations past the freshness horizon. Reported as history, never as today's market.

Why price classes are never mixed

Averaging an asking price with a verified transaction produces a number that describes nothing. Each class is computed separately, and every figure states its class.
